Select Board approves minutes, land contract and warrants; zoning changes go to legal review

At its Jan. 27 meeting the North Berwick Select Board approved several routine governance items and received staff updates.
Selectperson Michael Johnson Sr. moved to approve the minutes from the prior meeting after staff noted the addition of a resident's last name to that record; the motion carried 4-0-1. The board approved a land contract with Mr. Wormwood, with Dwayne Morin saying the first $500 payment was made and that the contract schedules 12 monthly payments to resolve liens; the motion passed 5-0.
Staff presented proposed FY27 zoning amendments — changes to amplified-sound language, the addition of two outdoor events, and removal of the new-structure date in the land-use table for all zones except Farm and Forest — and said the draft is out for legal review. Dwayne Morin distributed budget books and reminded members that the Budget Committee meets Feb. 4, Feb. 11 and Feb. 18, and that the next Select Board meeting is Feb. 17 at 6:30 p.m.
The board also approved warrants: Jan. 28, 2026 for $17,463.33 and Feb. 3, 2026 for $286,375.41; Selectperson Jonathan Hall moved to accept both warrants and the motion passed 5-0. Selectperson Charles Galemmo moved to adjourn at 6:47 p.m.; Selectperson Michael Johnson Jr. seconded and the vote was 5-0.
