The Pleasant Grove Planning Commission unanimously approved a three‑lot preliminary subdivision called Black Estate Plat B for property at approximately 1592 West and 1800 North.
Jacob Hawkins, a planner with the city’s planning department, told the commission the application from property owner Bruce Black would create a new lot at the south end of an existing parcel and that the smallest lot meets the city’s rural residential requirements. “This item that we're hearing tonight is just a residential subdivision for Bruce Black called Black Estate Plat B,” Hawkins said during his presentation.
Hawkins said the proposal follows an earlier two‑lot subdivision approval (Black Estate Plat A) and that the new lot would not change the previously approved vicinity plan. He told commissioners the proposed lots meet zone requirements and recommended approval by staff.
No members of the public spoke during the hearing. Commissioner Nilson moved to approve the request, with Commissioner Butler seconding; the motion passed with all voting in favor. The approval was conditioned on meeting all final planning, engineering and fire‑department requirements before final platting.
The commission did not raise additional conditions during the discussion. Next steps for the applicant are to satisfy the listed technical requirements and return for final plat approval and recording as required by city procedures.
