Commission approves Hawksmoor Drive lot modification that relocates tree-preservation zone

The Planning Commission approved a final-plat modification for Hawksmoor Drive (FPM-81-2024) to relocate and slightly enlarge a tree-preservation zone, add a small drainage easement and require a tree-survey overlay showing the new preservation boundary.
The Planning Commission on Nov. 18 approved Final Plat Modification FPM-81-2024 for a property on Hawksmoor Drive that will relocate an existing tree-preservation/no-build zone and add a small drainage easement to accommodate a proposed home addition.
Staff described the change as removing just under a tenth of an acre from the existing preservation zone and creating a slightly larger preservation area to the south, while also adding a drainage easement. Staff asked that the applicant overlay the new preservation-zone lines on the tree-survey so the commission and staff could confirm which trees are preserved and which would be affected.
Curtis Attenberry of Advanced Civil Design told the commission the relocation will preserve more of the trees adjacent to the lot line by aligning the preservation zone with existing trees and that the applicant had no objection to the staff-recommended conditions, including survey stamping and signage marking the preservation area.
The commission approved the modification with staff conditions and an added requirement that the new tree-preservation zone be provided as an overlay on the tree-survey document; the roll call vote was unanimously in favor.
