The Planning Board unanimously approved the Planning Board’s draft decisions for case PB2603 (Matanza Cuban Cafe, 17 East Hartsdale Ave) during the June 3 meeting.
At the outset of the work session the chair read the application: "The applicant is seeking a special use permit for a restaurant and a shared parking reduction." Staff said a draft SECRA negative declaration and draft decisions had been prepared after the public hearing. Deputy Commissioner Schmidt advised the board that the project qualifies as an unlisted action under SECRA and staff had prepared a draft negative declaration.
The board voted to: classify the action as an unlisted SECRA action; adopt the draft SECRA negative declaration as distributed; approve the planning‑board special‑use permit decision as distributed; and approve the shared‑parking reduction request. All votes were recorded as "Aye," with the chair adding his affirmative vote.
Outcome and next steps: Staff will finalize and post the planning‑board decisions and the applicant may proceed with conditions set out in the board’s decision documents.
