The Planning Board opened a public hearing on PB2533, a wetland/watercourse permit application for 18 Old Farm Lane.
"We are proposing to do an in ground pool, 12 by 24 in the rear yard," the applicant said, explaining that most of the project lies within the watercourse buffer and that the closest area of disturbance related to the bio‑retention basin would be approximately 19 feet from the nearest edge of the watercourse. The applicant said the drainage system was recalculated to a 50‑year storm and that construction protections would include silt fencing, limited mechanized disturbance and temporary fencing to protect an existing septic in the front yard.
Neighbor Mark Miller identified himself and told the board he has lived across the cul‑de‑sac for 25 years and does not view the proposed pool as intrusive; he said the neighborhood already contains two in‑ground pools.
Deputy Commissioner Schmidt said the Conservation Advisory Council reviewed the application and issued a positive recommendation under Chapter 280. The board voted to close the public hearing while keeping the written record open through June 10.
The hearing remains open to written comments; staff will incorporate any new information before bringing a decision to the board.
