At a June 10 Cutler Bay zoning workshop, staff and an applicant described a site‑plan modification to an existing retail center at 1970 South Dixie Highway to accommodate a proposed PNC bank with a drive‑thru lane.
Planning staff said the modification (plan 042600156) adjusts a site plan originally approved April 15, 2025 (plan 122400120). The proposed changes are: adding an exit/egress connection to South Dixie Highway, raising the paved elevation around the bank building, adding an ATM drive‑up lane and converting the two‑lane drive aisles behind the main structure to a one‑way circulation to increase parking capacity.
Joshua Simpson, representing the shopping center, said renovations including façade work and minor site improvements are scheduled to start in about 30 days and that the drive‑thru and new exit onto US‑1 are intended to improve tenant access and parking. "We're starting the renovation this next 30 days," Simpson said, adding the one‑way conversion is designed to create additional parking for prospective tenants.
Council asked no substantive follow‑ups during the presentation. Staff confirmed the project was advertised May 31, 2026, and the property posted May 29, 2026. The applicant will pursue the formal site‑plan modification and other required approvals through the town's entitlement process.
