The Mancos Board of Trustees on June 26 approved Ordinance 782, Series 2024, adopting the final plat to consolidate lots 19–22 into new lots (19A and 21A) for property identified in the application as 205 South Walmart. The motion passed on a voice vote; the clerk called the vote but the official tally was not recorded in the meeting record.
Staff told trustees the consolidation requires an administrative adjustment because existing foundations and lot area do not meet current setback and lot-size standards. "We're taking a worse situation and making it better — not quite meeting code but closer," a planning staff member said, explaining the numeric adjustment: on a smaller, 6,239-square-foot lot the applicable percentage-based setback results in a six-foot adjustment rather than the seven-foot standard for a 7,500-square-foot lot.
Applicant Ron Yans, who identified himself for the record and provided a mailing address, said the proposal effectively changes four lots into two and that the lots will be 50 feet wide after the split; he said if the vacant parcel does not sell he may sell the house and the lot together. "When we split them they'll be 50 wide," Yans said while describing the lot dimensions and his personal connection to the property.
Trustees asked questions about the administrative-adjustment standard and the updated survey that staff included in the packet. After brief discussion the chair closed the public hearing and moved approval of the ordinance.
The board did not document specific conditions or a roll-call tally in the motion record; staff said they will return updated plats to the town files. The approval authorizes the town to record the amended plat consistent with the ordinance language.
The board will publish the approved plat per town procedures and follow up on any outstanding plat-recording steps at a subsequent meeting.
