At its June 8 meeting, the Lancaster City Council approved a specific-use permit (SUP) and a variance to allow 50 parking spaces for a proposed minor auto-repair operation at 1452 North I-35 East.
Staff explained the site is zoned Commercial Highway and currently includes an existing structure proposed for a 3,768-square-foot expansion; the proposed improvements include a resurfaced and restriped parking lot, a 10-foot landscape buffer along I-35 and Idlewild Lane, and upgraded exterior materials. Planning & Zoning recommended approval on May 5 with several stipulations intended to limit impacts: no outdoor storage of vehicles, parts or equipment; no outdoor vehicle repair; no use or installation of a paint booth; resurfacing and restriping of the parking lot; and that the SUP be valid for two years and tied to the owner.
Applicant representatives said they would comply with the conditions and that operations would focus on tires, hub caps and minor repairs consistent with paintless dent repair (PDR) and short in-and-out service. The council approved the SUP and variance with the stated P&Z conditions.
What’s next: The permit is limited to two years and subject to code compliance; the owner must complete the required site improvements and obtain any certificate of occupancy prior to full operations.
