Romulus City Council unanimously approved an amended preliminary PDA site plan and a preliminary condominium amendment for the final phase of the Fairways at Gateway development on June 8, authorizing the developer to proceed with a lower‑density plan and requiring standard conditions and final agreements.
Developer Reno Suave of Infinity Homes described the project as the final phase of a long‑running redevelopment next to the golf course: the company plans roughly 31 single‑family homes on the St. Andrews portion of the site (down from previously discussed condominium/ranch units). Suave said the firm has sold about 35 homes in the development, has roughly 25 more under contract and expects steady sales through build‑out, with pricing beginning in the low‑to‑mid $300,000s and some models approaching $500,000.
Council questions focused on Lot 29, a pie‑shaped parcel with a storm‑sewer easement through it, and on warranty complaints from homeowners elsewhere in the development. Suave and civil engineer Greg Dunn explained the easement limits building placement but does not require variances; some floor plans will be excluded from sale to accommodate lot geometry. On warranty concerns — primarily related to concrete work — the developer said industry‑wide mix design changes since about 2020 have created a higher volume of concrete warranty claims and described the builder’s warranty and ticketing process (30‑day move‑in service, online form, follow up within business days and scheduled repairs in appropriate seasons).
Council then voted to concur with planning commission recommendations and to approve PDA‑2020‑00001 (Fairways at Gateway amended preliminary PDA site plan and second PDA agreement amendment) subject to city‑attorney finalization, and to approve SPR‑2026‑004 (The Bluffs at Gateway preliminary condominium plan amendment) subject to planning commission and ARC conditions. Both motions passed on unanimous recorded votes.
The approvals set terms for final legal documentation and administrative site‑plan review; staff noted the city attorney must finalize agreements and that conditions from the planning commission remain in effect.
