The East Rockhill Township Zoning Hearing Board on July 30 granted variances allowing construction of a detached dwelling at 2313 Muskrat Road, a parcel in the RP — Resource Protection District. The decision, made on a 3-0 vote, follows testimony from applicant Alex Alexandrov and Tyler Freed, P.E., and is contingent on compliance with the testimony and exhibits presented and with Wynn Associates’ May 31, 2024 correspondence.
Alex Alexandrov applied (application 24-24) to build a B1 detached dwelling on Tax Map Parcel 12-005-032-002. The board granted variances from Section 1702.a.(1) to allow a lot smaller than one acre and from Section 1702.a.(4) to allow a 13.6-foot rear-yard setback where 30 feet is required. The application also listed alternative relief under Section 27-402: a minimum lot size of 0.418 acres where 1.8 acres is required, a front yard of 40.4 feet where 50 feet is required, and a rear yard of 13.6 feet where 50 feet is required; the board’s motion approved the variances specified above and attached the Wynn Associates condition.
Testimony in support of the application was provided by Tyler Freed, P.E., and by Alexandrov. The minutes record no party-status requests and no public comment during the hearing. On the motion to grant the variances, Board member John Fenley moved and Arlo Eby seconded; the board voted 3-0 to approve the motion.
The board also unanimously approved the April 29, 2024 meeting notes on a motion by Fenley, seconded by Eby. With no further business, the hearing adjourned at 7:36 p.m.
