The Greenburgh Planning Board on June 17 approved a series of applications including the McCourty final subdivision with associated steep-slope and tree-removal permits, a special-use permit for a restaurant at 365 Central Park Avenue, and steep-slope and wetland/watercourse permits for Regeneron’s site plan.
On Case PB22219 (McCourty), staff reported no substantive changes since preliminary approval; the board waived a public hearing on the final plan, voted to approve the final subdivision, and granted the associated planning-board steep-slope and tree-removal permits.
Case PB2410 (365 Central Park Avenue) sought a special-use permit for a restaurant. There were no public speakers at the public hearing; staff said the proposal carries standard restaurant conditions and includes two new ADA parking spaces. The board classified the application as a Type II action under SEQRA and voted to approve the special-use permit.
For Regeneron’s application, staff highlighted standard site and environmental conditions. A board member requested that Regeneron continue to press the New York State Department of Transportation to evaluate a difficult right-hand turn on Saw Mill River Road; staff and other members noted that any changes would require NYSDOT approval but supported requiring Regeneron to make best-effort outreach. The board approved Regeneron’s planning-board steep-slope and wetland/watercourse permits and reminded the applicant that tree-removal conditions fall under the town’s tree code.
The board’s approvals were procedural votes at the meeting and staff said paperwork would be finalized and signatures obtained by the end of the week for the permitted items.
Procedural next steps: staff will finalize permit documents and follow up with applicants regarding any conditions recorded in the approvals.
