Staff said the parcel — a two-acre site formerly occupied by a religious institution and recently purchased by an architect — is proposed for straight C1 zoning to allow mixed commercial and office uses; the applicant also mentioned a potential daycare and office for the architect's firm.
Commissioners discussed the implications of straight C1 zoning, noting that C1 permits a range of retail and personal-service uses. Commissioners emphasized that certain uses, including carry-out restaurants and other food-service formats, would require separate special-land-use approval. Because straight rezoning grants the property owner the full rights of the C1 district, commissioners asked staff to ensure the applicant’s plot plan is available to the commission and public before any final recommendation.
The motion to schedule the July 9 public hearing passed on roll call. Staff will publish hearing materials and the applicant’s plot plan and bring the item back for public comment and deliberation at the July 9 meeting.
