Commission approves Dodd family preliminary plat, grants variance on driveway width

The Williamson County Planning Commission approved the preliminary plat for the Dodd family revocable living trust, a one-lot subdivision on 32.12 acres off Teleferno/Teleperoh Road in the fifth voting district, and granted the applicant's variance request for a shared access drive that does not meet the 16-foot minimum width requirement.
Staff said the development would be served by the Nolanville College Grove Utility District for water and by individual on-site septic systems for wastewater and recommended approval with standard conditions if the variance is granted. The staff presentation noted the existing shared drive varies from just over 10 feet to more than 16 feet in width and that the subdivision regulations require a 16-foot drive unless a variance is approved.
Applicant Mike Dodd told the commission the narrower portion of the driveway is existing concrete that cannot easily be widened without major excavation; he said the houses have been there about 30 years and the applicant's intent is to add property and a backup septic field without unnecessarily extending existing concrete. He also said the fire department provided a letter stating the access is acceptable.
After a short discussion and a motion, the commission approved the preliminary plat with the standard staff conditions.
