Williamson County approves revised concept plans for Villages of Triune East and West, with later site-plan review required

The Williamson County Planning Commission approved revised concept plans for two large Triune-area developments — Villages of Triune West and Villages at Triune East — while clarifying that detailed site plans, architectural standards and final commercial uses will be reviewed later.
Staff told the commission the revised Triune West concept covers about 157.79 acres and proposes 98 single-family lots, 214 townhome lots and 10 non-residential lots; the revision adds non-residential parcels that were included in the original traffic study and staff said state and county reviewers have given preliminary approval for required intersection and road improvements. Staff recommended approval of the concept plan with standard conditions and said 50% of the site will remain as open space.
For Triune East staff described a 63.78-acre revised concept with 59 single-family lots, 63 townhome lots and three non-residential lots; staff said the revision complies with the Triune Special Area Plan and that traffic and roadway improvement approvals are preliminary, with detailed site plans to follow.
Brandon Warren, a Triune resident, urged the commission to preserve the special-area planintent to retain a rural, walkable character and criticized the proposed commercial parcels, saying the community expects development consistent with prior public planning: "What we're getting instead is a soulless and sterile ... strip mall that could be anywhere else in America." Commissioners and staff confirmed that tonight's approvals covered conceptual lot layout and character area compliance, not final site architecture, and that each commercial parcel will require separate site-plan submissions and staff review when developers apply.
Both concept plans were approved by the commission with staff conditions; the commission directed staff to process future site plans and traffic-study addenda as they are submitted.
