Commission approves order of conditions for Brookside Realty Trust to place mobile homes at Clemens Way

The Conservation Commission voted to accept an order of conditions for Brookside Realty Trust’s filing to place three mobile homes at Clemens Way (1094 Main Street). The project places up to three units partially within the 100-foot buffer to a flagged wetland; the commission attached the standard erosion-control and inspection conditions required by the Wetlands Protection Act and local bylaws.

A representative for the property owner described the proposal as infill to reach park capacity: the units would be installed on slab foundations, connect to existing water and sewer lines, include patios and two parking spaces each, and be protected by orange erosion-control fencing during construction. Staff reported a D-file review by the state had no comments and the commission’s peer-review materials raised no major outstanding issues.

Commissioners read standard permit conditions into the record, including onsite erosion-control inspections, a preconstruction meeting with the contractor within five days of construction start, prohibitions on stockpiling and fuel storage in the buffer, and a certificate-of-compliance request due no later than 18 months after issuance of an occupancy permit. The commission approved the order of conditions by voice vote.
