The Scofield Planning and Zoning Commission advised property owner Joe Lamper on May 2 that his proposed accessory building must be redesigned to meet setback requirements after reviewers found the plan placed the northeast corner of the garage closer than allowed to the adjacent property.
Lamper presented a garage plan the Commission said showed a setback of less than 2 feet from the furthest projecting point of the building. Commissioners noted that, given the building’s roof pitch (described in the minutes as 6/12), snow, water and debris could fall onto the neighboring property; because of that hazard the Commission explained the accessory structure would require a 10‑foot setback from the adjoining property, not the 2 feet Lamper cited. Commissioner Lorraine Behling told Lamper she would provide more information on the applicable setback standards for accessory buildings.
The Commission did not approve the plan and instructed Lamper to work with his planner or builder to produce a new site plan meeting the setback requirement. No motion to approve was recorded on this item; the transcript records Commission guidance and an expectation that Lamper will return with a revised plan.
