The Somers Planning Board on June 10 conditionally approved the preliminary subdivision and site plan for North Edge Realty’s proposed 73 townhome units, subject to resolving outstanding engineering comments and an amended schedule for providing the required affordable units.
Staff and the applicant negotiated an amendment to the proposed resolution that staggers delivery of 10% affordable units as the project reaches construction milestones: four affordable units by the time 40 units are constructed, six by 55 units, and the full complement of eight by 70 units. The board accepted that phased approach and approved the resolution "as amended."
Consultants for the project and town staff noted outstanding technical comments from the reviewing agency (the D) related to grading and basin layout; those items must be addressed before the final plat and site‑plan signatures. Project engineers told the board they are working to reconfigure basin grading to lessen a berm and to address the agency’s 10‑page comment letter.
Board members emphasized that the resolution grants conditional approval and that a number of detailed engineering items must be satisfied before any signature or final plat filing. The board instructed staff to incorporate the negotiated affordable‑housing schedule and the consulting‑engineer checklist into the conditions of approval.
