The Village of Rothschild on Feb. 23 approved a Planned Unit Development (PUD) overlay and a conditional use permit for a proposed motor-condominium project that would create 15 individually owned storage units and a contractor condominium building at PIN #176-2807-363-1060.
Zoning Coordinator Rebekka Borchardt told the board the project is intended primarily for vehicle storage and hobby uses, with the contractor building accommodating businesses consistent with the I-1 Light Industrial district. The PUD overlay was requested to allow flexibility for condominium ownership and internal lot-line configurations while the underlying I-1 zoning remains unchanged.
The board also approved an amendment to the PUD regulations that removes a previous five-acre minimum, a change Borchardt said would make it easier to consider reinvestment on smaller or underutilized parcels while keeping full local review through conditional use and site-plan processes.
The conditional use permit includes a package of conditions the zoning coordinator recommended: units are prohibited from human habitation, no individual motor-condominium units may operate as customer storefronts, final site plans and architectural details must be approved before building permits are issued, stormwater and fire-access plans must be approved, outdoor storage is prohibited unless expressly allowed, and condominium documents must record operational restrictions. Borchardt said additional facade articulation and material details have been requested to ensure compliance with village architectural standards.
Public-works staff reviewed internal circulation, stormwater plans and emergency access; engineering and fire-department reviews remain part of the final approval process. Trustees voted unanimously to approve the PUD overlay, rezone, and conditional use permit as presented.
The approvals permit the developer to proceed to final engineering, architecture and developer agreement negotiations under the conditions set by village staff and the planning commission. The board recorded the rezone and CUP approvals with unanimous votes and placed remaining technical reviews and documented conditions as prerequisites to building permits.
