Ann Russet of Neighborhood and Development Services presented the project and recommended approval, saying staff finds the existing metal roof significantly deteriorated and supports its replacement with architectural asphalt shingles, replacement of metal on low‑slope areas with membrane roofing, and repair or replacement of trim in wood to match existing profiles.
Justin Strait, the general contractor and project manager for the work, told the commission inspectors had looked at the roof and said some internal gutters—specifically on the South bay window—"will also be able to be salvaged," while a curb/Yankee‑style gutter on the south face is in severely poor condition and would be removed as part of the project.
Commissioner Deanna Thman moved to approve the certificate of appropriateness as presented; the motion was seconded and the commission voted to approve the project. Commissioners noted the house’s age and deferred maintenance and welcomed the fact a new owner is investing in repairs.
Staff indicated the applicant must sign the form and may submit additional written comments to be included in the record.
