Planning commission approves accessory dwelling unit permit for 1765 Norfolk Lane

The planning and zoning commission on June 11 approved a specific-use permit for an accessory dwelling unit at 1765 Norfolk Lane.
Joe Hillborn, the city’s fire marshal and presenting staff member, told the commission the proposed ADU totals about 1,462 square feet and sits roughly 10 feet behind the main residence. He said the property is zoned R-2 and that city code allows an ADU up to 900 square feet by right, with an additional 600 square feet permitted by specific-use permit for a 1,500-square-foot maximum; the proposed unit is within that limit. "The ADU is located 10 feet behind the main residence and is less than 1,500 square feet," Hillborn said.
The Chair opened the public hearing at 6:33 p.m.; no one spoke in person, and the Chair noted three emailed public comments had been submitted and would be added to the record. Hillborn said the three emails were in favor of the request.
A commissioner moved to approve the request by property owner Chris Bierman; the motion was seconded and the Chair called the vote. The commission passed the SUP unanimously.
The commission did not attach additional conditions on the record; staff confirmed plans, elevations and the site plan were included in the packet and said they could answer follow-up technical questions if needed. The file will proceed according to normal administrative procedures for SUPs.
