The Town of Clifton Park Planning Board on June 9 opened a public hearing on a three‑lot subdivision within Synergy Park and moved to waive the final hearing, granting preliminary final approval contingent on satisfaction of planning department and engineer comments.
Planning department staff told the board that the site‑plan and subdivision review had been combined at an earlier meeting and that outstanding stormwater comments had since been addressed. “I looked at the resolution and motion for approval and I only saw a motion for site plan approval. So, that just brought up a red flag,” the planning department representative said, explaining why the subdivision public hearing needed to be held for the record.
The board opened the hearing, set a three‑minute public‑comment limit and heard no speakers from the public. After a brief board discussion about lot lines, bike‑path connectivity and a right‑turn lane that is under review with DOT and the project engineer, a motion was made “to waive the final hearing for the application and to grant preliminary final approval conditioned on satisfaction of all comments provided by the planning department, designated engineer, and items listed in the final comment letter,” per the motion text read into the record.
Three board members gave audible affirmative votes during the roll call: Heather, Denise and Lisa. The motion carried and the board recorded the preliminary approval; the planning department will require the applicant to address all outstanding comments and obtain final engineering sign‑off before final subdivision stamping.
What happens next: The board’s approval is conditional. Staff said the applicant already received a final sign‑off from MJ Engineering on stormwater items and that the subdivision sheet will be stamped with the meeting date once the remaining conditions are satisfied.
