Pleasant Valley, June 10, 2026 — Kyle Kirchoff presented a pre‑application sketch to the Pleasant Valley Planning Board for a lot‑line adjustment and subdivision of a roughly 90.3‑acre parcel on Gretner Road owned by Greta Farm LLC.
Kirchoff said the proposal would adjust the southern lot line to provide additional setback for his under‑construction house and would then divide the remaining parcel into two lots of about 45.03 acres and 44.23 acres respectively; both parcels exceed the RA zoning five‑acre minimum.
Staff and board members noted this is a non‑realty subdivision, meaning the health department may not require well and septic locations at this stage. Kirchoff said he would provide an updated map that includes a resource analysis and a zoning table showing unencumbered acreage and setback lines.
The planning board voted to declare intent to be lead agency for coordinated SEQRA review of the lot‑line adjustment and scheduled a public hearing for July 8, 2026 at 6:30 p.m., with the condition that applicants add the requested zoning table and resource information to the plan before the hearing.
What happens next: Kirchoff will supply the updated drawings and resource analysis; the board will circulate its lead‑agency intent to involved agencies as part of coordinated SEQRA review and hold the public hearing on July 8, 2026.
