The Dennis Conservation Commission continued a hearing on a notice of intent for a two-story addition at 201 C Street and a variance request to enclose an existing concrete patio area within a coastal dune.
Tim Santos of Merrill Engineers told the commission the property (201 C Street) lies adjacent to Cape Cod Bay and contains coastal beach, coastal dune and land subject to coastal storm flowage. The project would build additions primarily over the existing patio slab and install dry wells for roof runoff; the team requested a variance to Section 2, performance standard #5 to allow increased habitable space within the dune area.
Santos said the proposed work would not increase runoff and that the project actually reduces total site coverage by 28 square feet as shown on the plans. Commissioners and staff asked for additional time to review Aaron's project report and other materials; the applicant requested a continuance and the commission set the matter to be heard again on July 18.
The continuance allows the applicant time to answer outstanding questions about building versus impervious coverage and to provide requested calculations and responses to staff comments. No final decision or vote on the variance was made at the June 20 meeting.
Next steps: the applicant will provide the requested materials and appear on July 18; the commission will review Aaron's project report and other departmental comments prior to final action.
