The Parker Planning and Zoning Commission voted June 11 to recommend conditional approval of the Green Meadows preliminary plat, contingent on resolving remaining engineering comments and including requested variances.
Staff described Green Meadows as a 28.525‑acre preliminary plat proposing 12 single‑family lots of two acres or larger and recommended conditional approval provided outstanding items in the 05/11/2026 engineering letter are addressed and variances (cul‑de‑sac length, points of access, buffer yards) are noted.
Applicant Gabriel Novak of Petit ECD told the commission the project includes a detention pond in the northeast corner that will connect to the TxDOT storm sewer system; Novak said TxDOT has approved the connection and that the team submitted plans and reports to city engineers. He added the plan preserves an existing tree line on the west side and leaves a 20‑foot undisturbed strip on the south to provide buffering.
Commissioners and staff discussed minor outstanding items, including specifying concrete quantities/dimensions, confirming who will maintain a 7‑foot gap between abutting fences adjacent to Brook Farm, and finalizing variances. Novak said property covenants would indicate responsibility for maintenance of areas within private property lines.
The commission moved and voted to recommend conditional approval, with the condition that staff requirements and the remaining variance items be resolved before final action at city council.
