Plain City Council approves preliminary plan for Creekview Commerce Park

On Nov. 11, 2024, the Plain City Council voted unanimously to approve PUD-24-7, the preliminary development plan for Creekview Commerce Park, while the Planning & Zoning Commission will review the plan on Nov. 20, 2024.
Plain City Council unanimously approved PUD-24-7, the preliminary development plan for Creekview Commerce Park, during its Nov. 11 meeting.
Gary Smith, with G2 Planning & Design, told council the only substantive change since the prior presentation was the exclusion of a roughly 35-acre parcel at the project’s southeast corner; Smith said the exclusion "will not negatively impact the overall project." Derek Hutchinson, the village planner, confirmed the Planning & Zoning Commission will review the preliminary development plan on Nov. 20, 2024.
Council President M. Terry moved to approve the preliminary plan; Council Member J. Eudaily seconded. The motion passed with all present voting in favor. Present at the vote were Mayor Jody Carney, Council Members J. Eudaily, A. Lewis, J. Sintz and M. Terry; Council Members K. Ferguson and T. Harriman were absent.
Smith said the developer ideally would market and construct the project’s industrial and commercial subareas simultaneously but acknowledged sequencing could vary by market demand. The developer excluded one parcel pending discussions with a new property owner but indicated the project remains viable if that parcel is not acquired.
The Planning & Zoning Commission review on Nov. 20 is the next procedural step; council did not attach special conditions at the Nov. 11 vote.
