The Manitou Springs City Council unanimously approved a $512,600 contract with Tracks Construction on April 21 to complete the city’s 2026 paving and concrete maintenance projects.
Staff said the selected approach emphasizes long‑lasting repairs: instead of only overlaying asphalt, crews will replace curb, gutter and drainage components where needed and use a full‑depth reclamation treatment that grinds the existing roadway into a stabilized base. The method is intended to improve longevity and speed construction while recycling existing materials.
Public works staff told council that because mobility and parking funds have been used in recent years to supplement paving, they intend not to rely on those funds going forward and to limit use to a last‑resort. Staff also reported an expectation that PPRTA (Pikes Peak Rural Transportation Authority) allocations will be sufficient so the city likely will not need to request an advanced allocation for this project.
Council asked about access for neighbors during construction; staff said local traffic will be maintained and weekly and daily construction coordination will address driveway transitions.
The contract award passed unanimously.
