The Monrovia Planning Commission on June 10 voted to recommend the city council approve a tentative tract map (TTM 2026-002 / 85208) that would subdivide a single lot at 1219 South Magnolia Avenue into six airspace condominium units as part of a proposed six-unit, two-story residential development.
Planning staff told commissioners the site is in the RH residential high-density zone and spans just over 18,000 square feet; the subdivision is limited to airspace rights for six condominium units and the application meets objective design standards and zoning requirements. Unit footprints were described as ranging from just over 2,000 to about 2,250 square feet; each unit is proposed as a three-bedroom, three-bath home with a two-car garage. Staff noted standard conditions for approval, including decorative block walls along side and rear property lines, a landscape and irrigation plan and a draft set of CC&Rs to be submitted prior to occupancy. The development review committee unanimously recommended approval, and staff reported no public comments during noticing.
Applicant principal Fun Sha of Fang Sha Architect, Inc. (UXA) said the design team aimed to provide high-quality, neighborhood-compatible housing and answered commissioner questions about tree retention and added landscaping. "We try to design something compatible to the neighborhood from large scale to the small scale to architectural detail," Fun Sha said.
Commissioners asked for clarity about existing fences and the required decorative block wall; staff said a partial block wall remains on the north side and existing chain-link fencing would be replaced where required. On landscaping, the applicant confirmed two mature front-yard trees will be retained and additional trees will be provided in common open space and along the north side.
After discussion, the commission moved to recommend approval to the city council; the motion passed on roll call. Staff said the item is tentatively scheduled for the Monrovia City Council on July 7 for final action.
