Planning commission approves Harmony Ridge Plat K with 19 acres of open space and trails

The Mapleton City Planning Commission on June 11 approved Harmony Ridge Plat K, a 72‑lot phase of the long‑running Harmony Ridge planned development. Staff said Plat K is consistent with the development agreement and master plan and includes roughly 19 acres of open space with natural‑surface trails.

Shawn, a city planning staff member, told commissioners the project has already cleared earlier phases (A–J) accounting for about 760 of the planned 990 lots, and that Plat K is the next buildable section on the eastern edge of the development. “The phase does include 19 acres of open space that will include some natural trail systems that were part of the negotiated development agreement and master plan for the project,” Shawn said.

Commissioners asked how many remaining phases the development has; staff answered there are three more phases after this one. Commissioners also pressed on trail surfacing: staff and Jed (staff) explained that trails will include paved and gravel surfaces and some natural dirt trails that will be graded and resemble hiking trails; one natural trail segment will extend into city‑owned land. On ownership and maintenance, staff said the HOA will own and maintain the open space while the city will maintain the trails.

A commissioner asked the applicants to point out where the 19 acres are located on the plat; staff identified the areas on the plan and confirmed the acreage. Commissioner Graham moved to approve the Harmony Ridge Plat K plat; Commissioner Colagrossi seconded, and the commission approved the motion by voice vote.

The approval advances the project under its existing development agreement. Next steps include final plat recordation and implementation of the trail grading and open‑space maintenance provisions identified in the development agreement and HOA documents.
