The commission unanimously approved change of zone 26010 on June 10, creating a Plan Unit Development (PUD) at South 48th and Pioneers Boulevard intended to consolidate mixed commercial and small residential parcels into a pedestrian-friendly neighborhood commercial node.
Planner Ben Kellian explained the area currently has a patchwork of B1, B3, O2 and small residential districts and that the PUD aims to create one cohesive regulatory framework allowing modest increases in building height in limited locations, tailored setback and parking rules, and design controls that prohibit drive-through lanes between the street and a building facade. Staff added a condition requiring a 20-foot green space along South 47th Street where the PUD abuts residential properties.
Applicant Jeff Bonsel said the PUD is designed to attract investment, encourage missing-middle housing, and prioritize pedestrian access. The applicant requested waivers for building height, setback reductions and parking modifications; planning staff recommended conditional approval after the applicant accepted the 20-foot green-space requirement.
Commissioners said the proposal reflected neighborhood goals for revitalization and supported the motion. The change of zone 26010 passed 7-0.
