HRA reports: Coders Clubhouse Spark reimbursement and progress on Craftsman office project

Staff updated the HRA that Coders Clubhouse received Spark reimbursement for ADA and ventilation work, the Craftsman office is progressing toward October tenant move‑ins, and roughly $1 million remains in the Spark account that might be applied to larger redevelopment if timing and permits allow.
Staff provided two brief updates at the June 11 meeting. Nuendorf said Coders Clubhouse recently completed work paid under the Spark streamline program (ADA and ventilation improvements) and had a ribbon cutting; the HRA will issue reimbursement consistent with the Spark/forgivable‑loan structure.
Nuendorf also reported that the Craftsman office project and nearby setting apartments are well underway: the Craftsman is installing windows and interior finishes and staff expect tenant move‑ins beginning in October. The HRA is exploring issuing a TIF note for that project in early 2027 once reporting and final paperwork are complete.
Finally, Nuendorf said the Spark account holds about $1 million and that, as an option, some Spark funds could be structured as a forgivable loan to help advance the Macy’s site if a developer breaks ground and timelines permit. Staff cautioned more detailed site plans, demolition permits and financial materials are required before any reallocation of Spark funds or TIF commitments.
No HRA action was required; the updates were informational.
