From the first article the administrator said $62,851 has been spent on vandalism cleanup, removal and proper storage of a historic U.S. flag, utility costs, disposal of heating oil, mowing and elevator inspection. Rose Architects provided an asbestos-abatement estimate of $647,000 to remove known ceiling tiles, dispose of asbestos-containing materials and replace lighting.
A $30,092 quote was received under the state bid to remove an underground fuel storage tank; the administrator said the Dennis Fire Department determined abandonment in place is not an option and that MassDEP would not approve leaving the tank in place, so removal is being scheduled.
The administrator listed additional immediate needs: generator maintenance and repairs estimated at $18,000, lighting repairs, a boiler pressure-relief-valve repair, development of an asbestos management plan (pricing pending), septic repairs and elevator inspection. The second town-meeting article funds a survey and building evaluation; Niche Engineering has been contracted to produce an existing-conditions survey, septic inspections and phase 1/2 environmental site assessments.
Financial snapshot: the administrator said $142,239 from the article remains uncommitted. He also noted operational costs to date were not included in the original town-meeting article scope.
What happens next: staff will schedule tank removal and continue environmental assessments before any capital decisions are made.
