Resident reports sub‑slab moisture, board says drain tiles likely HOA responsibility

Oak Run resident Lynda Sorensen reported on Oct. 22 that moisture and mold were found beneath her home’s concrete slab, and that her master bedroom wood flooring had buckled. Inspections and a leak‑detection specialist identified very high moisture levels in the floor and slab; no plumbing or HVAC under‑slab leak was found and a floor‑warranty issue was identified.

Sorensen described increased rainfall and ponded water behind her unit at 27123 Sound Way, noted that underground downspouts were submerged, and said a foundation specialist recommended installing perimeter drain tiles and 5–10 foot downspout extensions. She asked for the CDD and the HOA to coordinate on a solution and said she had presented the problem to the HOA.

Chair Bob Schultz and Mrs. Adams responded that relocating the drain tiles and installing the recommended drainage features are most likely HOA responsibilities rather than CDD maintenance. Staff agreed to coordinate with the HOA and the golf course (which was noted to be aware of the problem) to explore possible options. The board did not direct staff to fund or install the drain tiles on behalf of the homeowner; it characterized the work as an HOA matter during the public comment exchange.
