Bayside review committee unanimously approves library signs, fences, shed, hot tub and home addition

The Village of Bayside Architectural Review Committee met Nov. 10, 2025, in the Village Board Room and unanimously approved a series of exterior-improvement proposals, including two signs for the new North Shore Library and multiple residential projects ranging from a garden shed to a two-story home addition. The meeting began at 5:00 p.m. and adjourned at 5:25 p.m.

The committee approved signage for the North Shore Library at 711 Grace Street after Rhonda Gould, the library director, and architect Dan Kabrara described the plan for a 14" by 19'7" letter-mounted sign on the west elevation and a 2'6" by 2'6" blade sign on the south side. Kabrara said the letter-mounted sign will be lit from a raceway-mounted box but will not be internally lit; the blade sign will be internally lit. Chairperson John Krampf and Trustee Liaison Ben Minkin emphasized that any illumination must comply with the OneNorth Master Signage Plan. The motion to approve the signs conditioned on that compliance was made by Trustee Ben Minkin, seconded by Committee Member Jeffrey Harrington, and carried unanimously.

On residential items, the committee approved a 96-square-foot garden shed at 9227 North Regent Road. Homeowner Steven Freigang said the shed's siding and roof will match the main house; Chairperson Krampf moved approval, and Committee Member Kirsten Hildebrand seconded the motion, which carried unanimously.

At 9038 North Regent Road, applicant Ari Lerner (represented by contractor Nick Turenne) sought approval for 183 linear feet of six-foot-high white PVC fence with three-inch pickets and three-inch gaps that will connect to a neighboring north-side fence. Trustee Ben Minkin asked specifically about the north-side connection; Turenne confirmed the tie-in. Chairperson Krampf moved approval; Committee Member Christine Duback seconded, and the motion carried unanimously.

Contractor Nick Turenne also described a tan PVC fence for 810 East Wabash Place, noting that the fencing around an existing patio will be five feet tall and the rest of the boundary will be four feet. Committee Member Kirsten Hildebrand moved approval, Committee Member Jeffrey Harrington seconded, and the committee approved the 71 linear feet of fence unanimously.

At 9125 North Meadowlark Lane, homeowner Darren Davis asked to place a 57-square-foot hot tub on an existing patio adjacent to the garage. Chairperson Krampf moved approval; Committee Member Christine Duback seconded, and the motion carried unanimously.

Finally, designer Andrew Risch presented plans for additions at 1460 East Bay Point Road on behalf of applicants Kirsten and Lee Hildebrand. Risch described a 632-square-foot first-floor addition, a second-story addition above an existing patio, and a new covered front porch, saying the new work will match the existing home. Trustee Ben Minkin moved approval, Committee Member Jeffrey Harrington seconded, and the motion carried unanimously. The record notes the dual listing of Kirsten Hildebrand as both a committee member and, with Lee Hildebrand, an applicant; the designer presented the project rather than a committee member speaking on her own behalf.

All motions recorded in the minutes carried unanimously. The committee adjourned at 5:25 p.m.
