Committee member Scott Johnson asked about plans to add vegetation during the site changes. Dubay responded there are no plans to add vegetation in the revised layout, calling that omission "not ideal" but noting the previously approved plan likewise did not have plantings. The applicant described reductions in impervious surface and some reductions in retaining walls while not increasing parking, seating, or septic flows.
The Commission's exchange focused on erosion and water-protection measures: the applications include a WWPD Special Permit and Major WPOD review, with the submission noting reduced work within the wetland buffer and improved drainage treatment. Commissioners did not take a formal vote on the site plan; the update was recorded for review by the Planning Board and the town engineer.
Next steps described at the meeting include continued coordination with the DOT, final state review of the septic system, and technical review by Keach-Nordstrom. The Commission requested clearer vegetation and buffer drawings from applicants in future submissions.
