Robert Hood, town engineer with Sunrise Engineering, presented the Hemmert Ranch subdivision materials to the Thayne Town Council at its Sept. 20 meeting and said the submission is classified as a general subdivision under the Town Subdivision Ordinance and therefore requires a master plan to accompany the preliminary plat.
Hood reviewed the documents with the council and asked members for feedback on completeness and ordinance conformance. Council members identified specific items they said were missing or that did not meet ordinance requirements; the transcript records general council direction rather than detailed line-item corrections. Hood said he will collect the council’s comments and compile a written response for the developer listing required revisions.
Mayor Simpson and multiple councilmembers emphasized that the town needs the developer to submit the materials specified in the subdivision rules before the town could proceed to a formal approval step. The council did not vote to approve the subdivision materials and instead treated the presentation as a review step; Hood will notify the applicant of outstanding items that must be addressed.
Next steps recorded in the meeting: staff will consolidate council comments and issue a statement to the developer identifying required changes and missing documentation. The transcript does not show a schedule for resubmission or a decision deadline.
