Planning board approves Valley Ford site plan, grants 59-space parking variance

The Village of Valley View Planning Board on Sept. 17 approved a site plan and granted a variance reducing parking requirements by 59 spaces for a proposed Valley Ford dealership at 5870 West Canal Rd.
Architect Mark Leszynski and Valley Ford representative Doug Callahan told the board the project moves one building closer to the road for visibility and that a second building will return to the board later. Leszynski said Ford’s evolving corporate criteria required design changes and that the finished dealership would be one of the state’s Ford Pro Elite facilities.
Commissioner Mike Bertovich pressed Valley Ford about the appearance of the lot and vehicles stored on-site; Callahan said slowed truck sales are industry-wide and acknowledged some Ford vehicles remained on the property. Engineer Todd Sciano confirmed plans had been submitted to the State and the Village. Callahan estimated the new location would represent roughly $2.3 million in payroll in addition to existing payroll in the Village.
The board voted first to approve a variance from Ordinance Section 1270.05(a)(3) reducing required parking by 59 spaces (motion moved by Joseph White, seconded by Jim Spieth; aye — White, Johnston, Spieth, March, Bertovich). The board then approved the overall site plan, building and parking (motion moved by White, seconded by Marty Johnston; aye — Johnston, Spieth, March, Bertovich, White).
Mayor Matthew March and Liaison Jerry Piasecki said the Village supports Valley Ford’s success and the project will return to the board for approval of the second building once Ford signs off on those plans. No additional conditions or timing constraints were attached to the approvals.
