Valley View planning board renews outdoor storage variance for ESK Landscaping at 9000 Bank St.

Mayor Matthew March opened the public caucus and Elias Lignos, representing ESK Landscaping, confirmed he was requesting a renewal of the existing variance from Ordinance Section 1254.02(b). Board members said they had visited the site. Secretary Marty Johnston said he wanted to see erosion control work on the adjacent hill; Mr. Lignos responded that the property is rented and that some of the material behind the building belonged to other tenants. “There is not a plan in place to make this permanent,” Lignos said, adding that “the structure would come down when he leaves the space.”
The board recorded that a landlord letter permitting outside storage was included in the packet (dated 2021). Engineer Todd Sciano and members discussed unrelated environmental concerns at a separate Hub Parkway property raised by Mr. Lignos; board members treated that as background to Lignos’s search for larger space rather than a condition of the variance decision.
With no additional questions, Member Joseph White moved and Secretary Marty Johnston seconded a motion to approve the variance from Ordinance Section 1254.02(b) allowing outside storage. Roll-call vote: Aye—Mayor Matthew March, Mike Bertovich, Joseph White, Marty Johnston. The board then voted to renew approval of the clear-span material storage structure for a period of two years; the motion was moved by White and seconded by Bertovich, and the same board members voted aye.
The renewals are administrative actions that allow the property’s existing outdoor storage arrangement to continue under the conditions discussed; board members asked the applicant to address visible site congestion and erosion control. Mayor March thanked Mr. Lignos after the votes. The board took no additional action related to making the structure permanent.
Next steps: the approved variance and the two-year renewal will be recorded in the Planning Board file; any future requests to extend or make the structure permanent would require further review and approval.
