The Houston County Board of Adjustment voted to grant a 3-foot side-yard setback variance to H and J Miners Properties LLC, allowing a 12-foot addition to an existing commercial storage building.
Staff read the application and notice for the property in Section 24, Township 102 Range 6 in Caledonia Township and outlined public-notice dates and comment deadlines. The applicant (identified in discussion as Harley) told the board he has used two 16-foot enclosed boxes on the site for about 15 years and wants to replace them with a poured 12-foot slab and a matching 12-foot extension with a taller roll-up door to accommodate larger equipment. "I'm gonna make a higher door... it's gonna blend right in with the building," the applicant said during his presentation.
Staff analysis and the board’s discussion centered on the standard variance findings. Staff said the requested variance was consistent with official controls because the proposed use is allowable in the district and the addition would serve local demand, and that practical difficulties exist because existing garage-door widths required a 12-foot addition. The analysis also cited a parcel split that left minimal buildable area and concluded a small parcel size left no reasonable alternative other than a variance.
Board members discussed neighbors and site impacts; the applicant said adequate room would remain around the structure and that the new construction would improve appearance and reduce pest problems caused by the old wooden truck-box doors. After the board voted to accept the written findings, a motion to grant the 3-foot variance to meet the required 15-foot setback was made, seconded and approved by roll call. The board recorded unanimous 'aye' votes and the motion carried.
The board did not record any additional conditions attached to the variance in the meeting discussion. The applicant thanked the board after the vote and left the hearing with approval to proceed.
The board moved on to the next agenda item following the decision.
