Planning board approves fence and buffer variances for two Valley View properties

The Village of Valley View Planning Board on Feb. 11 approved two separate sets of variances: a fence-support-post location variance at 9104 Murray Rd. and variances to allow work within both the preserved and managed buffers at 6706 Hathaway Rd.
At 9104 Murray Rd., Mrs. Patty Campoy represented the property and the board considered a variance from Ordinance Section 1262.07(h) regarding the proposed location of supporting posts. Mayor Matthew March said the fence would be flipped so the finished side faces 9104 Murray Rd., and he confirmed the neighbor prefers the unfinished side to face his property. Member Mike Bertovich raised a concern about an adjacent hedge line; applicants Ryan McCafferty and Martin Somerville confirmed the hedges would not be disturbed. Secretary Marty Johnston asked about stormwater; Engineer Todd Sciano said the building and parking areas would be tied into a new retention basin and the storm sewer, and applicants said they would not expect runoff to go down the hill. The board approved the fence-post variance on a motion by Bertovich, seconded by Jakubczak; roll-call votes were recorded in favor (March, Bertovich, White, Johnston, Jakubczak).
For 6706 Hathaway Rd., the board considered two variances from Ordinance Section 1051 to perform work within the preserved and managed buffers. No one appeared to represent the property; Engineer Sciano said he would contact the property representative. The board granted both variances on motions by Secretary Johnston, seconded by Jakubczak; roll-call votes were unanimous.
Mayor March also notified the board that a Canal Road property previously considered in January is scheduled for a Council hearing later that evening and that neighbors have appealed that decision.
Actions recorded at the Planning Board meeting will be reflected in the Council agenda and in staff files for permitting and follow-up.
