Valley View planning board approves building and parking expansion at 6305 Halle Drive

The Village of Valley View Planning Board voted Feb. 11 to approve a building addition and expanded parking at 6305 Halle Dr., granting three variances that the applicants said are necessary to accommodate the project.
The board granted a 26-foot side-lot-line variance (Ordinance Section 1254.03(b)), a 25-space parking variance (Ordinance Section 1070.05(a)(3)) and a 49-foot front-yard setback-to-parking variance (Ordinance Section 1270.05(b)). Motions were moved and seconded by members of the board and carried on unanimous roll-call votes. The board then approved overall permits for the building and parking-area additions.
Representatives including Andre Khawam of HSB Architects, and site representatives Ryan McCafferty and Martin Somerville presented site plans and answered board questions. Engineer Todd Sciano described a proposed retention basin between the road and the right-of-way and said the addition and parking expansion were intended to tie into that basin and the storm sewer, not send additional runoff down the hill. Project representatives said the retention basin would serve the increased surface area and that existing trailers on the site would be removed to make room for the expansion.
Secretary Marty Johnston sought confirmation about removal of the trailers; applicants confirmed the trailers will be removed permanently. Johnston also asked about green-space impacts in the lot; the applicants said the identified green space would remain, to their knowledge.
Sciano noted the basin and storm-sewer tie-in in the application materials, but the applicants indicated final stormwater routing and detailed connections would be addressed during construction review. The board approved the variances and overall site plan contingent on standard permitting and engineering reviews.
The board’s approval clears the way for construction permitting; applicants and staff said they will return to the village for any required construction approvals or inspections as the project moves forward.
