The Planning Board on June 11 adopted a draft resolution granting preliminary site‑development plan approval and a special‑use permit to Willow Lake Partners Group LLC (also referred to in materials as Villa Lake), following prior environmental review and a zoning‑board variance package.
Dominic Cordiscoco told the board that the draft resolution reflected the board’s findings and special‑use criteria, and he walked members through parking, landscaping, buffering and operations criteria that must be met as part of preliminary approval. The applicant team noted two numeric and wording corrections to the draft—parking counts and valet wording—which the board’s counsel accepted and corrected in the draft.
The board voted to approve preliminary approval and to authorize the chair to sign the resolution (motion moved by Felix; second by Kevin; vote 7–0). The approval is preliminary: applicants must address outstanding engineering comments, complete outside‑agency approvals (including freshwater wetlands permitting and a stormwater facilities control agreement), merge tax lots and comply with mitigation measures listed in the Negative Declaration before final conditional approval.
