Bratenahl — The Board of Zoning Appeals on March 6 approved two separate home improvement projects on Lakeshore Boulevard: a front-setback variance for a master-suite addition at 10322 Lakeshore and an enclosure of a second-story deck at 13511 Lakeshore.
Planner Kris Hopkins explained 10322 Lakeshore sits on a curved lot and the existing house already has a nonconforming front setback (about 38 feet where the R2 standard for that stretch is 75 feet). The proposed addition would be about 15.5 feet shy of the 75-foot front-yard requirement, but Hopkins said sightlines to drivers would not be impaired; the Planning Commission had recommended approval and the BZA granted the variance unanimously.
At 13511 Lakeshore the applicant proposed enclosing a rear second-story deck, increasing the home’s livable area from about 2,064 to roughly 2,432 square feet. Hopkins said Section 1129.05 permits extension of a nonconforming building when the change reduces another nonconforming condition; neighbors submitted a letter of support and the Board approved the enclosure. The Architectural Review Board had previously reviewed roof form details and the project will return to ARB for final design adjustments.
Why it matters: Both approvals preserve sensitive lakeshore character while allowing property owners to modernize or improve livability. Planning and ARB conditions remain part of final permits.
What’s next: Applicants will proceed with final ARB and Building Department approvals and any permit inspections required by Village staff.
