Woolwich JLUB approves larger gateway signs for Woolwich Weatherby Villages

Woolwich Township Joint Land Use Board members voted unanimously April 2 to approve a sign variance for NVR, Inc.'s Woolwich Weatherby Villages, allowing monument gateway signs of 36 square feet where the ordinance limits signs to 24 square feet.
Richard Huff, attorney for NVR, Inc., told the board the larger signs are intended to improve safety and directional clarity for motorists and visitors. "This is a development gateway sign," Huff said, adding that "the benefits outweigh the detriments" of the requested relief. Joseph Mancini, the project's LPE/planner with Tri-State, testified on placement and setback details, saying the proposed signs would sit about 20 feet from the right-of-way behind the sidewalk and roughly 30 feet from the curb.
Ashton Jones, planner for the JLUB, told members he had drafted an email addressing the application and noted that fencing is not part of the sign proposal. Jones also said it was not entirely clear whether the signs function as roadway signs or HOA/internal-development signs, a point discussed by board members who compared the proposal to an existing nearby development called The Ridings.
Chairperson Grasso opened the meeting to public comment; no members of the public spoke. Commissioner Kauffman moved to approve the application, Commissioner Daniels seconded, and the board voted by roll call: Cotton-Yes, Daniels-Yes, Kauffman-Yes, Silberman-Yes, Fluellen-Yes, Grasso-Yes. The motion passed 6-0.
With no further business, the board approved the March 19, 2026 minutes earlier in the meeting and adjourned at approximately 7:14 p.m. Minutes were recorded by Joint Land Use Secretary Shannon Kilpatrick and the audio recording is on file.
