Council approves wording amendment to property maintenance code requiring periodic structural inspections for older tall buildings

Councilmember Havemann moved and council approved an amendment to Ordinance No. 13-26 at the March 23 meeting to clarify wording in Section 1 so the ordinance explicitly amends the Property Maintenance Code. Havemann said the rule will require structural inspections every five years for buildings more than 30 years old and taller than four stories, and applies to both residential and commercial properties that meet those criteria.
Ms. Havemann said the ordinance also covers above‑ground parking structures with five or more spaces, underground parking structures, retaining walls and walls containing flammable or combustible liquids. Building Director Reich is revising the ordinance attachment to specify compliance with ASTM and ASCE standards and to require that the registered architect performing inspections specialize in structural design.
The amendment passed unanimously 7–0; council will consider the revised attachment before the ordinance’s third reading and final passage.
