Commission recommends rezoning 228-acre property to Agricultural/Rural after owner cites recreational use

On Aug. 23, 2018 the Commission heard an application from Sime Nursery Inc. requesting a map amendment to rezone approximately 228.31 acres on Walker’s Creek Road in Marion (Tax Map #33-A-5A) from Residential to Agricultural/Rural. Zoning Administrator Clegg Williams explained the tract had been rezoned to Residential in 2007 in anticipation of subdivision development; applicant Tyler Sime said he intends to use the land for family camping and hunting and purchased it for that purpose as well as to qualify for an agriculture-based loan.
Mr. Williams confirmed public notice procedures were followed. One local resident, Mike Poston, spoke at the hearing seeking clarification about grading and rock removal observed on the property and expressing concern about possible disturbance to the mountain. Commissioners discussed use and potential impacts; Commissioner Joel Pugh and Commissioner Graham Davidson Jr. voted against recommending the rezoning, while a majority supported it. The Commission’s recommendation to rezone the parcel to Agricultural/Rural will be forwarded to the Board of Supervisors for final action.
