Planning Commission recommends rezoning in Atkins to allow manufactured home

On July 28, 2022, the Smyth County Planning Commission voted to recommend approval of a map amendment requested by Ernest J. Trent to rezone about 0.85 acres at 5276 Lee Highway in Atkins from Commercial to Agricultural/Rural. Becca Creasy presented the application and noted that the property had Health Department approval. The rezoning was requested because manufactured homes are not permitted by right or by special‑use permit in the current Commercial district.
Michael Smith, representing Mr. Trent, told the hearing that the existing building would be used for personal storage and that the applicant may eventually demolish the structure. Commissioners asked about surrounding zoning classifications and were informed that any future change in use would require further review under the zoning ordinance.
Commissioner Paul Shepherd moved to recommend approval of the map amendment; the motion carried 5–0 (Campbell, Davidson Jr., Dean, Shepherd, Wagoner voting yes; Spence absent). The commission forwarded its recommendation to the Board of Supervisors for a final decision.
