The Village of Bentleyville council on Oct. 16 voted to approve a zoning variance allowing a new attached garage with front-facing doors at 35855 Solon Road. The Planning Commission recommended approval, and council conditioned the approval on the garage never being used as an auxiliary dwelling unit.
Jeff Filarski, the village engineer and building official, presented the variance request from resident David Sun. Following discussion, Council moved to approve the variance; Ryan Rubin made the motion and Alex Goetsch seconded. The motion carried on a roll-call vote (Chalfant, Goetsch, Hemmelgarn, Kvacek and Rubin voting yes; Whitmyer absent).
The minutes record the Planning Commission recommendation and council’s condition prohibiting use of the structure as an auxiliary dwelling unit, but do not provide detailed plans, dimensions, or permitting timelines. Any future change in use or separate dwelling-unit application would require additional review and permitting under village zoning rules.
