Owner asks to retain long-standing outbuilding at 1253 Spring Ave ahead of occupancy

Elizabeth Epstein told the Brunswick planning board that an outbuilding on her family’s property at 1253 Spring Ave has served as a storage or garage structure for about 25 years and remained after demolition of the original house. She said the new primary house sits behind the structure and the shed now falls in front of the primary structure.
“We're just looking to keep it there if possible,” Epstein said, explaining the structure has been used for tractors and lawn equipment and that she and her family have not yet finalized landscaping plans for the 46-acre property.
Board members asked whether the outbuilding sits on a slab or pier foundation and whether moving it is feasible; Epstein said they have not decided whether to keep, remove or modify the structure but that they want the certificate of occupancy for the new house. Staff indicated the application appears complete and the board scheduled a public hearing for Monday, July 20 at 6:30 p.m.
Next steps: the board will take public comment and review whether the accessory structure complies with setback and occupancy rules at the scheduled hearing.
