Town staff and the applicant’s engineer told the Brunswick planning board that an unrecorded water regulator vault was found within the planned footprint for a project at 721 Hoosick Road, creating an unexpected constraint on the retaining wall and building placement.
“...we identified the the vault hatch for the water vault, but we didn't at the time know exactly what that purpose is,” said Kevin Hickson of DL Companies, the project engineer, explaining that field excavation is scheduled to determine the vault’s size and exact location.
Initial plans show the building encroaching on the 30-foot setback by about 5 feet and a CMU dumpster enclosure encroaching roughly 14.2 feet. Hickson said the team will coordinate excavation with the water superintendent and a contractor to map the vault and then revise plans to avoid blocking meter access and allow maintenance.
Staff proposed that, once dimensions are confirmed, the board consider a joint public hearing with the planning board to prevent a month-long delay: the planning board’s upcoming meetings fall in dates that could produce a faster joint schedule. No formal application decision was made; the item remains pending further field work and updated plans.
Next steps: exploratory excavation scheduled for Thursday; engineering team to report back with measured dimensions and revised setback drawings so the board can set a hearing or coordinate a special joint meeting.
