The Planning & Zoning Commission on June 11 heard public testimony about PZC26-006, an application from Juliana Family 1 LLC seeking a modification of special use permit conditions related to the processing of extracted material at a property on 47 Road.
Applicant Brian Juliano described the activity as the removal of small boulders and screening of leftover material with a tow‑behind sifter, not commercial crushing, and said operations were limited ("between zero and five loads a day"). Town staff member Jennifer Roy presented a staff report, site-visit photos and a packet of resident complaint emails; she said the sifter met the town definition of "processing," that a cease‑and‑desist had been issued after complaints, and that the application required review.
Multiple neighbors told the commission they recorded continued processing after the town's April clarification and after a May 7 directive, and they urged denial and stronger enforcement. The applicant disputed some allegations, saying inspections produced a clean site on occasion and that some activity involved only limited personal removals.
Commissioners closed the public hearing to accept the record but voted to table any decision so members could review the documents and photographic evidence submitted that evening. No final permit decision was made; the item will return for deliberation after staff and commissioners have had time to review the materials.
